Note 2: Initial Franchise Fee. The amount shown for the low and high range reflects the development of a one bay Automatic Car Wash facility. Lfj^QU-purchase a second-Olisubseauent franchise to operate a,.MONKEY SHINE Facility., the initial franchise fee is, 60% of the then, current initial franchise fee. We may change or discontinue our current policy of discounting initial franchise fees for second and subsequent franchises at anv time. See Item 5.

 

Note 3: Lease, Real Estate and Improvements. The most common arrangement utilized by franchisees is to secure a "build-to-suit" lease. In this type of a lease, the landlord pays some or all of the lease improvement costs. Your rent is based in part on those costs. If property is owned by a third party and leased to you, we estimate the rent for the first month to be in a range of $2,500 to $6,000 for a one-bay Automatic Car Wash Facility and the security deposit is usually equal to one or two month''s rent. The chart shows one month''s rent and a security deposit equal to one month''s rent. The estimated costs to purchase a site for a single bay Automatic Car Wash Facility ranges from $100,000 to $200,000 for land and $100,000 to $250,000 for the building. You need a site of approximately 5,000 square feet, but smaller sites may be acceptable. The one bay Automatic Car Wash building is approximately 42 feet by 24 feet and contains approximately 1,010 square feet. Preferred sites are located on major streets or within high volume shopping areas. Acceptable levels of vehicle traffic, population size and demographics of an area may vary from location to location. You must negotiate your lease of, or financing for the purchase of, the real estate and the construction or conversion of a building to a MONKEY SHINE Facility designed to our specifications.

 

Note 4: Automatic Car Wash Equipment and Installation. Assuming you can establish creditworthiness acceptable to third parties, financing through third parties may be available. In most cases, financing will be secured through a traditional financing source. Terms of payment are generally 25% - 50% deposit due when the sales contract is signed, with the remaining funds due 10 days prior to shipment of the equipment. In some cases there may be a 10% holdback until the car wash equipment is started up. These terms may vary based on the distributor and the manufacturer. Certain of these costs may vary due to fluctuations in the price of steel or the type of car wash equipment you choose for your facility. A breakdown of these estimated costs is as follows:

The five bay Self-Serve and one bay Automatic Car Wash building is approximately 42 feet by 112 feet and contains approximately 3,900 square feet. Your building must have drive-through capability. Preferred sites are located on major streets or within high volume shopping areas. Acceptable levels of vehicle traffic, population size and demographics of an area may vary from location to location. You must negotiate your lease of, or financing for the purchase of, the real estate and the construction or conversion of a building to a MONKEY SHINE Facility designed to our specifications.

The region of the country will effect the support equipment for each car wash facility. In cold weather climates additional floor heat systems, heat and weep freeze protection and bay doors will be needed to keep equipment from freezing up. In warm weather climates the additional support equipment will not be needed.

 

Water quality and municipalities will effect the equipment needed to support the car wash facility. For example: the water quality will change the sizing of the water softener or in some cases eliminate the need for the water softener. Municipalities may require the use of water reclaim or water recycling systems which will increase the cost of the equipment.

 

The size of the car wash facility will affect the overall cost of the equipment. For example: if you choose to build a larger MONKEY SHINE Facility, there will be additional costs for upgrading the hot water heater, floor heat boiler, water softener and spot-free systems.

 

The car wash equipment includes: automatic car wash equipment, Self-Serve car wash equipment, all related support equipment, (i.e., water softener, spot-free system, water heater, floor heat boiler, air compressor, bay doors, heat & weep freeze protection, water reclaim), vacuums, vending and credit card systems. The high and low rages vary based on upgrades and features for the car wash equipment.

Note 10: Additional Funds. This amount includes estimated operating expenses you should expect to incur during the first three months of operations. It includes payroll costs (but not a draw or salary for you), taxes, utilities, advertising, rent, accounting and other professional fees, and other operational expenses that are not covered by sales revenue. You may have additional expenses starting your business. Your costs depend on several factors, including how much you follow our methods and procedures, your management skills, experience and business acumen, local economic conditions, the local market for our services, the prevailing wage rate, competition and the sales level reached during the initial period. This is only an estimate, there is no guarantee that the amounts specified will be adequate or that additional investment will not be necessary during the first three months of operations of afterwards.
